One of our clients, a dynamic property developer in Bali, is searching for a highly experienced General Manager to join the team immediately. 

The ideal candidate will oversee all aspects of development projects, including planning, execution, and completion, ensuring adherence to timelines, budgets, and quality standards. They will collaborate with cross-functional teams, manage stakeholder relationships, and provide strategic direction to drive project success and organisational growth.

Requirements :

  • Open for local and expat candidates.
  • Minimum two years of property development and/or project management experience or a related field is required. 
  • Bachelor’s or Master’s Degree in Civil Engineering.
  • Technical background in Construction, Property Development, and/or General Engineering is essential. 
  • Experience and familiarity with current Building/Construction Permits and Regulations, plus FLS (Fire Life Safety) regulations in Indonesia are preferred. 
  • Excellent time management and organisational skills.
  • Ability to identify and resolve problems through alternative solutions.
  • Deadlines and results driven.
  • Strong written and verbal communication.
  • Good negotiation and presentation skills.
  • Ability to manage costs and budgets.
  • Confidentiality of all clients and proprietary information.
  • Proficiency Microsoft Office.
  • Fluent in English.

Responsibilities :

  • Overseeing all development projects from planning and design stages, through construction completion, furnishings, and handover to the Property Management Team.
  • Hiring, training, supporting and driving the Project Development Team.
  • Identifying potential development opportunities and analysing their feasibility.
  • Preparing and presenting organisational objectives and projects at meetings.
  • Working with lenders and investors to secure financing for the development.
  • Coordinating the procurement of necessary permits and approvals.
  • Negotiating contracts and agreements with stakeholders and vendors.
  • Working with architects, designers and engineers to design and plan the development.
  • Hiring contractors and overseeing their work through constant auditing.
  • Monitoring the construction process through periodic site observations.
  • Ensuring the completion of tasks within acceptable time frames through the preparation, review, and management of schedules by coordinating and managing project participants.
  • Monitoring costs and expenses to ensure development is completed within budget.
  • Coordinating all tax/accounting year-end reporting with owner and accounting.
  • Reviewing the implementation of ESG and sustainability in projects.
  • Liaising with Management to hand over properties in due time and in optimal rental state.
  • Handle defects under warranty after construction (after-sales service).
